  • Marketing & Leasing

    Rental market analysis and competitive pricing. Property marketing across major listing platforms. Showings, prospective-tenant communication, and representation as leasing agent.

  • Tenant Placement

    Comprehensive tenant screening including credit history, background checks, and rental references. Lease preparation and execution. Move-in coordination and documentation. All placements are made in full compliance with Fair Housing laws.

  • Rent Collection & Owner Disbursement

    On-time rent collection, follow-up on delinquencies, and transparent disbursement to owners. Clear monthly accounting suitable for tax and recordkeeping purposes.

  • Maintenance & Vendor Coordination

    Intake and triage of maintenance requests. Coordination with a network of trusted local vendors and contractors. Oversight of repairs and improvements from estimate through completion. Routine condition checks to protect long-term asset value.

  • Tenant Relations

    Day-to-day communication with residents. Lease renewals, rent adjustments, and move-out coordination. A calm, professional point of contact through the ordinary and occasional extraordinary events of a tenancy.

  • Owner Reporting

    Regular, plain-language communication about property status. Transparent accounting of income and expenses. Documentation prepared with an eye toward tax season and long-term recordkeeping.
